The Algarve property rental market is well established and your property, if correctly managed, can yield a favourable return. We can arrange to rent your property on your behalf for either long or short term lets. Once we have visited the property we will agree a weekly rate with you, arrange for photographs to be taken and write descriptions of the property, local facilities as well as the surrounding areas.
Our services include:
We are a full service Property Management and Rental Company specializing in villa and apartment rentals in the Algarve. With years of experience in property management and rentals, we pride ourselves on professionalism, attention to detail and the care and wellbeing of your property.
Housekeeping & Cleaning Services We can provide a full cleaning service, including laundry, after each rental booking or family visit. We also recommend a mid-stay clean for any bookings of more than 7 days, including a towel and linen change. If you require additional cleaning we can tailor the service to fit your needs. Specific cleaning requirements will be agreed before the season commences and we ask that your clients are made aware of what to expect in relation to housekeeping and linen change. Laundry will be collected, professionally laundered and returned to the property. We ask for a minimum of 3 sets of linen and towels for each person based on maximum occupancy. If your clients require extra cleaning and a change of laundry this can be pre-booked and paid for locally.
Utility & Bill Payment We recommend that you arrange for direct debit payment of all utility bills. We can assist with the payment of any non-regular bills that may appear throughout the year.
Mail Collection We will collect any mail delivered to your property, open and check all utility bills (with your agreement) to ensure there are no outstanding bills or issues regarding supply.
Emergency Call-Out Service As part of our management service, your clients will be provided on arrival with our emergency contact number. Any complaints or problems experienced by clients with relation to the property should be reported directly to us in resort. We will always endeavour to resolve any problem as soon as possible.
Tourism Licence Under Portuguese regulations, any dwelling used for tourism purposes must have a Tourism Licence issued by the local City Hall. Travel-PT can assist you in obtaining your licence.
Safety Equipment Portuguese law requires certain safety equipment to be installed in holiday rental properties. We can arrange the provision of the equipment through trade professionals.
Rental Services
We can arrange photography and a written description of the property
We will handle all client enquiries, bookings and correspondence
Prior to client arrival we will ensure the property is fully prepared for occupation
We will meet clients within 24 hours of their arrival at the property
Give clients our emergency contact in case of assistance being needed
Upon departure we will check the property for any un-notified breakages
Key Holding We will hold 4 full sets of keys to the property, provided by you. 2 sets of keys will be given to arriving guests. 1 set will be held in reserve in case of emergency or loss, and 1 set will be used by our staff for access to the property.
Inventory and Regular Inspections A full inventory will be compiled at the start of the summer season. This will be regularly checked to ensure that the property is properly equipped at all times. During the regular inspections we will:
Air the property
Check water, electricity and gas and ensure all appliances are in working order
Check showers and baths are leak free and also flush toilets to keep them fresh
Collect mail (including the forwarding of any post you require)
Check maintenance requirements and advise accordingly
General Maintenance In the event of maintenance work or repairs being required we can arrange for quotes to be given by established and reliable trade professionals. Work will only be undertaken upon your confirmation and acceptance of the quote, and we will monitor the work on your behalf.
Garden and Swimming Pool Maintenance We work with garden and swimming pool professionals who will visit the property on a regular basis to ensure gardens and pools remain in excellent condition. This service is additional to the management services fee. Any remedial maintenance work required will be discussed with you before being carried out.
